What it is, when you need it and how to read its letter.
The energy performance certificate shows how much energy a home or commercial property uses and how much CO₂ it emits under normal use. It is regulated by Royal Decree 390/2021 and is mandatory to sell or rent any property.
The rating must appear in sale or rental listings, and the certificate must be registered with the Catalan Energy Institute (ICAEN), which issues the official label.
How to read the letters
The label rates the property from A, the most efficient, to G, the one that uses most energy. It is calculated with two indicators: non-renewable primary energy use, in kWh per m² per year, and CO₂ emissions, in kg per m² per year.
Top efficiency: good insulation, efficient systems and often renewable energy.
Average efficiency: reasonably insulated homes or homes with upgraded systems.
High consumption, common in older buildings without insulation. Plenty of room to improve.
How we do it
Property visit
One of our technicians visits the home or premises and takes the data: floor areas, orientation, walls, windows and systems.
Calculation
We enter the data into officially recognised software and obtain the energy rating.
Recommendations
The certificate includes improvements to move up a letter and cut consumption.
Registration and label
We register it with ICAEN and send you the certificate and label, ready for the listing and the notary.
When you need it
Sale
It must be given to the buyer, and the label must appear from the very first listing.
Rental
Mandatory to rent to a new tenant, including holiday lets.
New builds and renovations
New buildings and some major renovations or extensions must also be certified.
Improving your home
Knowing your letter is the first step to spending less and qualifying for refurbishment grants.
Frequently asked questions
How long is the energy certificate valid?
Up to 10 years. If the rating is G, validity is reduced to 5 years.
What if I list my flat without a certificate?
The energy label is mandatory in sale and rental advertising. Not having it can lead to fines and delay the transaction.
Can I improve the letter?
Yes. Better insulation, new windows or upgrading heating and hot water usually raise the rating. The certificate itself recommends the most effective measures.
Do you need to visit the property?
Yes. The regulations require an on-site visit by the technician to take the data.
