
Asbestos certificate
Required in Catalonia from 3 October 2026 to sell or rent.
A new requirement that exists only in Catalonia.
Law 8/2026 on asbestos eradication, passed by the Parliament of Catalonia, requires a certificate of the presence or absence of asbestos for every sale and every rental. It is a Catalan law: it does not apply in the rest of Spain.
The certificate states whether the property contains asbestos materials and, if so, what condition they are in. That way, buyers and tenants know what is there before they sign.
Where asbestos is usually found
Fibre cement roofs
The well-known uralita sheets, very common on warehouses, garages and storerooms.
Downpipes and pipes
Fibre cement pipework in courtyards and façades of older buildings.
Water tanks
Fibre cement tanks on roofs and roof terraces.
Flues and chimneys
Smoke outlets and ventilation ducts.
Flooring and adhesives
Some vinyl tiles and old adhesives.
Insulation
Lagging on pipework and old boilers.

Frequently asked questions
Is it mandatory throughout Spain?
No. It is a requirement of Catalan Law 8/2026 and applies only to properties located in Catalonia.
When does it become mandatory?
From 3 October 2026, when the law comes into force. It was published in the Catalan Official Gazette (DOGC) on 3 July 2026.
Which buildings may contain asbestos?
Mainly those built or renovated before 2002, when its use was definitively banned in Spain. The regulation will set the exact scope.
